Each F2K-GEH token represents equity in the $100M GREH development fund — the first-loss, highest-return position in each project's capital stack. Tokens are issued on Ethereum using the ERC-3643 (T-REX) standard with on-chain identity verification and transfer restrictions. Only KYC-verified, allowlisted wallets can hold or transfer tokens.

Why equity earns more: Your capital is the 40% that unlocks 60% senior debt at conservative LVR. A 20% development margin on $2.50 of housing per $1 of equity means outsized returns to equity holders. Returns are driven by the spread between build cost and stabilised asset sale price, plus a 12% of GDV integration fee earned during construction. As equity recycles through multiple projects, Fund 1's $100M of equity builds $250M+ of government employee housing.

NAV-Linked Pricing

Token price is directly linked to the fund's Net Asset Value, calculated weekly from SPV equity positions, accrued fee receivables, and lease-backed asset valuations. Transparent methodology, no hidden markups.

Quarterly USDC Distributions

As stabilised assets are sold, proceeds flow through the waterfall and are distributed quarterly as USDC to all token holders, calculated pro-rata. Paid directly to your connected wallet.

Lease-Backed Assets

Every project is underpinned by 10-year take-or-pay leases from government departments or employers. Contracted income streams de-risk the asset and command premium pricing from institutional buyers.

On-Chain Compliance

Identity verification enforced at the smart contract level via ONCHAINID. Only allowlisted wallets can hold tokens. Gnosis Safe 3-of-5 multisig treasury. Secondary trading via Securitize Markets ATS and permissioned Uniswap V3 DEX.

The entry fee covers distribution and onboarding costs and may be reduced or waived for direct subscriptions without an introducer. Tokens are minted based on the net subscription amount after any entry fee. All ongoing fees are deducted from fund income before distributions. Government Regional Employee Housing (GREH)

Housing for regional government employees — police, nurses, teachers, defence personnel, and Aboriginal community workers posted to regional, remote, and growth areas where private supply is structurally inadequate. Government departments commit to 10-year take-or-pay leases. No capital outlay for government — just an operating lease.

Workforce Housing

Housing for employer workforces in regional areas where private rental supply is inadequate. Employers commit to long-term take-or-pay leases, guaranteeing occupancy. The employer pays an operating lease — no capital procurement required.

Contracted, long-term lease income de-risks each asset and makes it attractive to REITs and institutional buyers at premium pricing — which is how fund returns are generated.

Equity recycles. Every stabilised asset sale returns capital for redeployment — Fund 1's $100M of equity cycles through multiple GREH projects, building $250M+ of government employee housing. Build, stabilise, sell, recycle.
